Outline Specialized Needs
The first task is to outline all of the specialized needs for a project. If sound quality is going to matter in specific rooms, for example, you may need to hire an acoustic consultant. They can model how sound is likely to perform in the space, make recommendations about materials, and point out potential trouble areas. Your architectural design contractor can then integrate the consultant's models and recommendations into the larger structure of the proposed building.
Identify and Interview Specialists
You can depend on the architectural design firm to deal with this part of the process. However, if something is important enough to require specialized support, it is also probably a big enough deal for the client to meet with and approve the specialists. You should develop a list of firms that you've identified with the necessary capabilities for your project. Folks from those firms can then meet with you, discuss specifics, and get a feel for the overall relationship.
Once you've narrowed down which specialists are most appealing to you and the architectural design contractor, you should request specific proposals. If the situation involves structural engineering concerns, for example, you should pay a handful of firms to analyze the issues and propose solutions. Once the proposals are in, the architect can review them with you so you can both determine what the best course of action is.
Integrate the Chosen Proposal
The architectural design team will integrate the recommendations into the plan for the building. Oftentimes, they will have to go back and forth with the specialists to make sure the plans line up with the recommendations. You may also have to discuss the recommendations with regulatory agencies and compliance officers to ensure there aren't any problems.
Finally, you will need to seek multiple approvals for the project. Depending on the stakeholders, this may include developers, insurers, financial institutions, and governments. Likewise, you will want to obtain approvals from specialists and the architectural design company. Ideally, you should have an attorney review all the paperwork and incorporate the plans into the approvals to minimize liability exposure.
